Property Ladder

One of my favorite programs on TV is Property Ladder. It is great to see how some people manage to transform a dump into a beautiful home and sell it with a nice profit. It is not only fun to see, but by watching the program you can learn a thing or two about property development as well.

One thing I’m always surprised about is how unrealistic some budgets are. They budget everything for the absolute minimum and leave no room for contingencies. Or some people have a realistic budget, but they let their personal taste get in the way.

Instead of focusing on making the maximum profit with as less money as they can, the splurge on things like bathroom vanities, expensive kitchens, extravagant decoration and that sort of stuff because they like it. But they don’t have to live in it, so they should try to keep it as neutral as possible.

Sometimes I wish I could develop a property. Wouldn’t that be cool for a job?

The only way for it to be fun is if you have a solid team of reliable construction contractors. Otherwise, they do flake on you.
